Chec can work one board instead of jumping between the sheet, Glide, CRM, and inbox. Chec confirmed the system helped generate over $10k in commission, while route and no-response tag backfills moved automation-owned rows into the MLS workflows.

The next follow-up date in the sheet was not enough. A reply could land in Gmail while the CRM still showed the lead as open, or a stage could move without the matching workflow tag. The hard part was knowing who to contact today and what should stop sending.

What changed

I built a command center on top of the MLS sheet. It joins each row to its GoHighLevel contact, checks Gmail and GMass for the last reply, decides if the lead is automation-owned or manual, and enrolls automation-owned rows into the right GoHighLevel workflow by ID. Manual priorities stay with Chec.

How it works

  1. Pull the live MLS row.
  2. Match it to the GoHighLevel contact and stage.
  3. Check Gmail and GMass for the last reply.
  4. Decide if the lead is automation-owned or manual.
  5. Show it in the command center sorted by due date.
  6. Enroll automation-owned rows into the right CRM workflow.
  7. Hold Hot Deal, Send Offer, and Closing for Chec.

  • Apps Script is small code inside Google Sheets that checks fields and starts the right next step.
  • GoHighLevel is a CRM, which means the customer database used to track leads and conversations.
  • Gmail is the inbox check that helps prevent follow-up after someone already replied.
  • GMass is a Gmail sending tool, used here only after checks and review.
  • Make.com is an automation tool that connects apps so people do not have to copy data by hand.
  • PDF.co fills PDF forms, which is useful for contracts and signed documents.
